It is the latest stock transfer for Notting Hill Genesis in the East of England county
Notting Hill Genesis (NHG) has completed another stock transfer of its Hertfordshire homes.
This time, the not-for-profit organisation has sold 335 homes to south-east Hertfordshire-based B3Living.
NHG, which has more than 60,000 existing homes, says it is part of its wider programme of strategic disposals as it refocuses its efforts on London.
Most homes in the transfer to B3Living are let at a social rent and around 20 per cent are leasehold and shared ownership properties.
The homes are a mix of houses and flats dispersed across four Hertfordshire boroughs with the majority found in Welwyn Hatfield.
The acquisition represents 5.5 per cent growth for B3Living and takes its stock close to 6,000 homes.
“We are delighted to welcome more residents from the communities we already know and serve,” said Andy Walder, Chair of B3Living.
“As a local organisation, being close to our customers is important to us so it is great news that we’re able to extend our personalised support and high-quality services to them.
“This stock transfer is the largest addition to our portfolio to date and presents us with an excellent opportunity to strengthen our local presence and grow as a business.”
The transfer follows a sale of 146 shared ownership homes to MTD Housing in December 2025.
There is also progression of the sale of over 500 homes in Hertfordshire to Watford Community Housing Trust (WCHT), with completion scheduled for March 2026, subject to the satisfactory conclusion of resident and staff consultation.
Altogether it means NHG will have sold 59 per cent of its Hertfordshire homes with 652 assets left including homes and community centres.
The funds raised will be reinvested in NHG’s existing homes, including replacing kitchens, bathrooms, boilers, windows, doors, roofs and lifts, and retrofitting homes to make them warmer and more energy efficient.
